Lighting Controls

A fully automatic and programmable digital lighting control system offers tenants the ultimate flexibility in coping with changing environments. By using a “whole system” daylight linked dimming system the entire building can react to changing external conditions and maximize the use of natural daylight thus ensuring energy efficiency is as high as possible.

Emergency Lighting

The lighting control system has a fully integrated testing and reporting function for the emergency lighting installation.

Above Ceiling Power Distribution

A network of busbar systems above the suspended ceilings provides the tenant with maximum flexibility when repositioning luminaires and fan coil units to suit changing office layouts. All connections are “plug in” and the unique addressing function for each luminaire ensures that there is no need to rewire the lighting circuits.

Elevator Destination Control System

Waiting times for elevators at peak times is greatly reduced by using a destination control system. Each person will be directed to the most appropriate lift for the floor selected. The destination control system significantly increases the efficiency of the lift traffic flow.

Air Conditioned office space

A CFD simulation will enable an appropriate cladding/ glazing system solution where the building fabric acts as primary climate moderator thus minimizing reliance on mechanical systems to maintain a comfortable internal environment.

A heat pump VRV system will optimize energy efficiency performance enabling excess heat and cooling to be employed in other areas of the building where this is required.

Water Conservation

Water use will be minimized by low use sanitary ware, presence detection and, additionally, we will examine the economics of rainwater harvesting.
